Frequently Asked Questions

  • 1. How does Lucki Lane work?

Lucki Lane is a flat fee MLS listing service designed for homeowners who want maximum exposure without paying a traditional listing commission.

You stay in control of pricing, showings, and negotiations. We handle getting your property listed on the MLS so it reaches the same buyers and agents as any traditional listing.

It’s simple, transparent, and built for sellers who want to keep more of their equity.

  • 2: Is this the same exposure I’d get with a traditional agent?

Yes. Your property is listed on the MLS, which is the same database used by agents and syndicated to major home search websites, including: ✔ Zillow, ✔ Realtor.com, ✔ Redfin, ✔ Trulia, ✔ Homes.com, ✔ and many more!

Buyers don’t find homes based on which agent listed them. They find homes based on price, condition, and location.

  • 3. What if I need help during the process?`

Some sellers are comfortable handling everything themselves. Others want guidance along the way.

If you find that you’d prefer representation, you always have the option to transition to our full-service model with ListingsFor1.com. That is still a huge savings.

    You’re not locked in.

  • 4. What am I responsible for as the seller?

As a For Sale By Owner seller, you’ll:

    • Set your price
    • Respond to inquiries and showing requests
    • Negotiate offers
    • Manage the contract process

We provide the MLS access. You stay in control of the transaction.

  • 5. How much does it cost?

Lucki Lane offers a flat fee MLS package with no listing commission.

You pay a one-time, upfront fee of $500, and keep the rest of your equity. No hidden fees! No junk fees.

You can still choose to offer compensation to a buyer’s agent if you’d like, but that decision is entirely up to you.

  • 6. Do I have to pay a buyer’s agent?

No. Compensation to a buyer’s agent is negotiable and can be determined when you receive an offer. Some sellers choose to offer it upfront. Others wait and evaluate each offer individually. Due to MLS rules, upfront offers cannot be published on the MLS, but you can offer it to buyer’s agents who contact you.

  • 7. Is this legal in Florida?

Yes. Flat fee MLS listings and For Sale By Owner transactions are completely legal in Florida.

Lucki Lane operates within all state and MLS requirements.

  • 8. Where do you operate?

Lucki Lane serves homeowners throughout Central Florida and surrounding areas. Our broker is a member of Stellar MLS, West Pasco Board of Realtors, and (soon) Hernando County Association of Realtors.

If your property is located in Florida, reach out and we’ll confirm coverage for your specific location.

  • 9. Will Lucki Lane provide the forms I need?

Yes. Stellar MLS requires us to sign a no-representation listing agreement with you plus disclosure forms based on your property. For example, seller disclosures, lead-based paint disclosures, sink hole home disclosure. These will be provided during the sign-up process and can be provided as needed as well.

  • 10. This feels overwhelming. Is this right for me?

    That’s a fair question.

This model works best for sellers who are comfortable being involved in the process and want to save on commission.

If your priority is convenience over cost, a traditional real estate agent may be a better fit. Our partner agents at ListingsFor1.com are full-service real estate agents who list for just 1%.

If your priority is control and keeping more of your equity, this was built for you.
